Private camp lot for sale in Montesano, wa.

This lot comes with the largest size cabin you are allowed to have in the park, a plastic shed, a large carport, and a smaller carport. Also there is TONS of firewood that is included.
I am in the works of getting the cabin cleaned up on the outside, I'm waiting for the water to be turned on to pressure wash. Upon purchase, this will be camp ready for the 2024 season!

The lot does have a spout for water (it gets turned off during winter time) but no plumbing or electricity for the lots in the park. Most people hook hoses up to the spout for running water to outdoor sinks, etc. Some owners also rent or buy port-o-pottys for their lots or walk to the many conveniently placed restrooms around the park or go up the hill to the lodge for the full facility restrooms with showers and electricity.

This lot is close to two play parks and a short walk to the wynoochee river.

You are required to pay yearly dues to the private park which is $565. (Paid for the 2024 year!)

This is not a full time RV/Campground for living. In the by-laws it states there is no permanent living between November 1st and April 31st of each year. A max of 3 days and two nights per week is allowed within that time frame without board approval.

Wynoochee Wildwood rests on the Wynoochee River in Montesano, Washington. The privately owned campground is secured by gates allowing member and guest entry only. Hired caretakers maintain park grounds including: a recreation lodge, community park and restrooms in 7 convenient locations around the park. Public access to the river provides quick access to fishing, swimming.

Sitting at the top of the property is a recreation lodge which boasts many amenities to further the fun. The hall space is also available to rent for private events.

WYNOOCHEE WILDWOOD PARK RULES & REGULATIONS:

ADMITTANCE & CAMPING:
No one under the age of 16 is to be left on park property without an adult. If there is no adult on the lot during the day, anyone 16-18 years of age may only have 2 guests. At no time, can anyone stay in the park overnight without an adult.
Members are responsible to meet guests at the gate. One guest is allowed to walk to a member's lot to get a member. Do not block the gate. Only 30-minute parking is allowed in the designated waiting space. Owners/guests will be towed at their expense. Any member or person using their card to let cars in will be responsible for the $150 fine for hitting the gate plus the cost of repairing the gate. There is only one car through the gate allowed each time the gate opens and closes. Caretakers will not let in any guests.
Members are responsible for the conduct of their family, guests, and pets at all times. Members are responsible for making sure their guests understand and comply with all rules and regulations including the park by-laws. Please educate your guests prior to their visit.

SWIMMING POOL:
The pool will be open from 10:00 a.m. to 8:30 p.m. NO disposable diapers. Swimming pool diapers only; sold at caretaker’s office. The pool will be closed each year on the last Sunday in September.
White T Shirts, hemmed shorts, and swim attire only in the pool. Goggles will be allowed in the pool. Flip flops, swim shoes, and street clothes will be allowed on the pool deck for parents supervising children. No street shoes at any time.
Pool rules are posted in the pool area, read before entering the pool. Children 12 years of age and under are not to use the pool unless supervised by a responsible adult (18 and over) Persons 13 – 17 are not to use the pool alone, as per State Law RCW.
No organization, i.e. daycares, school groups, nursing homes, may use the pool facilities.
An emergency 911 phone has been placed outside the pool; abuse of this phone will be subject to $50.00 fine and possible suspension/termination.

REC HALL:
No admittance allowed in rec hall with wet feet and/or wet swimwear.
Rec hall opens daily at 10:00 am and closes nightly at 10:00pm.
Gate cards must be left with a caretaker to check out pool equipment. Must be 12 years of age to check out equipment. Damaged equipment will be the responsibility of the member. Card will not be returned until the fine is paid in full.
Reservations and rental of the rec hall can be made with the Treasurer, by members in good standing. No rental of the hall before 4:00 p.m. on meeting Saturdays.
Rec hall rental fees, hours, and limitations of use will be listed on the rental agreement. Any damage to park property during the rental will be at the responsibility and expense of the member listed on the rental agreement.

BICYCLES, & MOTORIZED VEHICLES:
The speed limit in the park is 10 MPH. The fine for speeding is now $50 following a first warning. Fines double each violation after.
Riding hours for unlicensed drivers on unlicensed vehicles– 9:00 a.m. to 7:00 p.m. year-round. (see golf cart exemption below). Licensed drivers may operate approved vehicles from 9:00am -9:00pm year-round.
All motor bikes, bicycles, etc. must have a five-foot (5’) flag of a solid bright color (except blue) with lot number in plain view. A current WWP year sticker must be placed on all ATV’s, golf carts, & motorcycles.
Motor vehicles and bicycles are permitted on designated roadways only.
Licensed vehicles are to be operated by licensed drivers only.
No parking on other members' lots without prior permission. Please do not allow your family and guests to park in any roadway.
Motor bikes, golf carts, four wheelers, bicycles, etc. will be subject to a THREE-STRIKE RULE. 1st complaint – parked for the day; 2nd complaint – parked for the weekend, 3rd complaint– vehicle out for the remainder of the season, flag surrendered, member suspension ($200.00 suspension fee) until meeting with members of the complaint committee. THIS WILL BE STRICTLY ENFORCED.
When the part is closed, anyone caught violating the closure will be subject to a $200.00 fine, and possible suspension or termination.

ATV/ Golf Cart / Motorcycle Regulations
Golf Carts:
Only 4 riders allowed, Maximum of 3 in the front seat. The driver must be able to reach both pedals while sitting fully on the seat. May pull a cart or wagon with no more than 4 riders in it and any towed devices must have sideboards. Golf carts must be in good working condition. Loud mufflers and other noise issues need to be fixed. Golf carts must have working headlights to be driven at night. If a golf cart has no lights, you can’t drive at night. Flashlights are not allowed to be used as headlights. You must hold a valid driver’s license and be at least 18 years of age to drive a golf cart between the hours of 9:00 pm-9:00 am. If riders are standing on the back of the cart, they must be strapped in. Golf carts may only be driven on roadways. “No Parking” applies to golf carts as well as other vehicles. Handicap stickers or cards must be displayed on the golf cart to park in a handicap zone. No one will be allowed to drive a cart in an unsafe manner, including hanging off the cart.
ATV’s:
Guidelines by the ATV Safety Institute will be followed for size appropriate, i.e. the rider while standing on the foot pedals, the seat of their backside, must be at least 3 inches from the seat of the ATV. Must be able to have both hands on the handlebar grips to operate throttle and brake while turning the handlebar fully both ways. Riding with your feet or legs on the handlebars will not be tolerated. There will be no passengers riding in front of any driver on any vehicle. There will be a limit of 1 driver and 2 passengers at any time. Side by side/Utility Terrain Vehicles drivers must be operated by licensed drivers only and abide by seating capacity of the vehicle. Groups of more than 3 vehicles are not allowed and should be a minimum of 10 feet apart. All ATV’s and motorcycles will be muffled and be able to pass a sound meter test, 80 decibels or less.

ANIMALS:
All pets are to be kept on a leash at all times. Owners are legally responsible for the behavior of their pets at all times. Pets are not allowed in the swim area, rec hall, showers, saunas or restrooms, with the exception of Service dogs. No horses allowed in the park. Pet enclosures/kennels will be limited to 120 sq. feet. Limit 1 per lot. If the kennel has a cement pad, this will count as a permanent structure. Kennels must be 5 ft. from the lot boundary lines. Owners/handlers must clean up pet waste in the park immediately and avoid your pets going on other members' lots. Fines of $50.00 per incident will be enforced if this becomes an ongoing issue.

NOISE:
Noise should be kept at reasonable levels at all times. Quiet hours are to be observed in consideration of your fellow members.
No gas driven motors are to be used before 9:00 a.m. or after 10:00 p.m. This includes motor bikes, lawn mowers, saws, etc. Generators 60 decibels or less can be used between the hours of 10:00 pm-9:00 am.
No loud radios before 9:00 a.m. or after 10:00 p.m.
No loud or boisterous parties on campsites after 10:00 p.m.

SAUNAS – RESTROOMS – SHOWERS:
Turn off lights and water when leaving the shower or restroom when no one is present.
Close field restroom doors when leaving to prevent animals from entering the building.
Children under 5 years of age must be accompanied by an adult in restrooms.
No food or drink allowed in saunas, showers, or restrooms including pool deck area. Water is permitted.
Men and women are not permitted in restrooms, showers or saunas of the opposite sex.
Anyone caught defacing or damaging saunas, showers, restrooms or other park property will be required to clean the facility and pay damages. They will also be subject to disciplinary actions and possible termination. Minimum fine $100.00/ no maximum.
ALL children under the age of 12 MUST be accompanied by an adult.

CAMPSITES:
No raw garbage is to be left on campsites, use the dumpster provided. Do not dispose of any garbage or junk from home in the park dumpster. Violators will be fined $50.00 per occurrence, if caught. All lots are to be kept neat and mowed or fines will be imposed upon the member.
No trailers, cars, campers or junk is to be stored on lots.
Construction or remodel plans of cabanas, storage sheds, decks, or covers must be submitted in triplicate to the Building Committee for approval before beginning construction.
Travel trailers and/or motor homes are not to exceed 40 feet in length.
No individual sewer lines are permitted. All sewage must be disposed of at the dump station – not on or in the ground. If using a portable sewage tank, you MUST connect your disposal drain hose to the dump drain. The water hoses are provided for you to use to wash down the site when you are finished. Fines of $100.00 will be imposed if you are caught in violation of this.
All gray water must be collected in a container and emptied at the dump station using a hose – not at the restrooms. No gray water can be drained on or in the ground. If caught by the GH County Health Inspector, our park will be immediately closed.
No live trees in excess of 4 inches in diameter may be cut down without first obtaining board approval.
No vehicles, tents or structures may be placed within 5 feet of boundary lines.
There must be a minimum of 8 feet between all camping vehicles (fire regulation).
No fires are to be left unattended.
No For Sale signs may be placed on the lot. They may be placed on bulletin boards.
No permanent living in the park between November 1st and April 31st of each year. A maximum of 3 days and two nights per week is allowed during that period without board approval.
No car or truck washing on campsites in the park.
All garbage must be removed by Oct. 31st each year. Any garbage left will be removed at the owner’s expense.

GENERAL:
No firearms of any kind are allowed in the park including BB Guns, paintball guns, air guns, sling shots, bow & Arrows, airsoft pellet guns’ etc. IMMEDIATE ACTION WILL BE TAKEN IF VIOLATED!
No fireworks allowed inside the park at any time.
Walkways are provided to restrooms and the river area. Do not walk through other members' lots without prior permission.
Members are responsible for any damage or injury to person or property caused by their own negligent acts or family and/or guests.
Members or guests not obeying the park Rules and Regulations or By-Laws will be instructed to leave.
All facilities and amenities are used by members and their guests at their own risk. You may not rent or commercialize to make a profit from the use of park facilities.
No cutting, cleaning or digging of any vegetation outside of your assigned campsite without prior Board approval.
Any member disrupting a Board/Membership meeting that has been warned by the president but refuses to Cooperate will be fined $50.00 and escorted out of the meeting by the Sergeant at Arms. Failure to pay a fine within 30 days of fine may be subject to suspension or termination.
ZERO TOLERANCE' FOR UNDERAGE DRINKING. THIS WILL BE STRICTLY ENFORCED.
Cruising in cars is not permitted in the park. No roaming of large groups after 11:30 p.m.
Violations of park by-laws or Rules & Regulations may be subject to suspension and/or termination at the Board of Directors discretion.
Suspension and or termination will be your only recourse if the Sheriff has to be called by the caretakers and/or a board member for misconduct or violation of the By-Laws or Rules & Regulations.
